The procedure is simple. This is a letter addressed to the notary in Monaco: to organize a meeting in Monaco between the buyer and the owner. This letter must be dated and signed “as is” by the buyer (or his agent) without any modification; and must be accompanied by a statement of “bank credibility” of a known International Bank. Letter will be supplied.
Nothing can be started until this letter is signed and filed with bank credibility (as noted above). Please also note that this “letter to the notary” is not a classic “Letter of Intent” as it is not necessary at this stage. Therefore, before starting any discussion, and without any commitment or obligation to any of the parties, the buyer must provide the following:
1) – date and sign the “letter to the notary” for a price of 3 billion euros – “net for the seller”;
2) – a letter from a bank showing the capabilities of such amount.
This procedure must be followed without any modification or any other additional document. At the same time, a “nominative list of intermediaries” indicating the percentage of Commission for each party / group, must be filed with the notary. We insist that although the Metropole complex is not for sale, the offer that could be received and examined by the owner is for a price of at least 3 billion euros (net amount for the seller). This price is evaluated according to the latest real estate transactions in Monaco = 150,000 euros / m2. I draw your attention to the fact that the price that can be examined by the owner is calculated on the basis of the actual real estate offers of the “golden square”. As you know, investment in Monaco takes into account various key parameters such as the legal system, the benefits of ownership and inheritance, the attractiveness of the Principality, its structure, its system and its long stability term.
Please note that the Metropole complex is in full ownership. Finally, I remind you that this is the simplest and easiest approach to this case, which, as you know, is not for sale.
